WORKING METHOD

From orientation to design and implementation

FROM ORIENTATION TO DESIGN AND IMPLEMENTATION

Our work is not limited to design alone. We provide guidance and support from purchase to implementation, bringing together all the necessary disciplines into a coherent whole. Municipal, provincial, and national regulations are assessed for possibilities and impossibilities. The client's wishes are translated, together with these possibilities, into a tailor-made villa, house, country house, apartment, or monument. This involves intensive collaboration with other design team members, such as structural engineers and installation consultants.

INTERIOR DESIGN AND GARDEN DESIGN

Our work is often not limited to just the shell of the house. By including interior design and garden design, we create a harmonious whole and ensure that the interior, exterior, and outdoor space are optimally coordinated. With regard to the interior, the fixed interior components are an integral part of the design, such as the kitchen, lighting plan, fireplaces, and sanitary areas. For separate interior elements such as furniture and upholstery, we often work with a stylist to determine the atmosphere of the home.
The garden is an extension of the home, and outdoor spaces such as open, semi-open, and covered terraces are directly connected to the home. Canopies and terraces are positioned so that they can be used optimally throughout the day. When the weather is nice, a large part of the day is often spent outside. We provide a garden design that matches the home, is geared towards outdoor use, is attractive all year round, and is beautifully lit in the evening. Enjoy the garden all year round and all day long. We design the main structure of the garden and work out the architectural and technical details so that a landscaper can draw up a suitable planting plan and implement the garden.

Our working method consists of four main components that can be fine-tuned for each client, depending on their specific requirements:

1. EXPLORATION & PURCHASE GUIDANCE

It all starts with finding the right property or plot of land that meets the wishes of our clients and future residents. Or perhaps you already have a property that you want to renovate. We work with you to draw up a Program of Requirements so that we can search for the best solution. The best opportunities often lie in real estate that you have to look beyond the surface to see. A quick scan is used to determine whether the current property or the property or plot to be purchased can accommodate the desired program and what the additional possibilities are. The need to completely renovate a property is an immediate opportunity to make it perfectly suited to your needs. A valuable piece of real estate for the family or a profitable long-term investment. We look at the strategy before and after the purchase or renovation.

2. DESIGN

Example of a visualization of the design of a modern thatched villa. This allows us to clearly show what the house will look like and to create variants to determine the final materials. With Virtual Reality (VR), we can view the building from all angles to get a good overall picture.

After purchase, the ultimate quality and value of your home is largely determined by its architecture, location, and marketability. We look for possibilities that are not immediately obvious, for solutions that command respect, for the WOW effect. The first step towards your dream home starts with a preliminary design. Based on the possibilities of the location and regulations, your ideas and wishes, we create a preliminary design that reflects this WOW effect. We first create a concept sketch design, which we discuss with you, and then arrive at a sketch design that meets your expectations. In close consultation with the municipality and advisory partners, this sketch design is developed into an application for an environmental permit. We make extensive use of virtual reality and computer models to clarify the design and facilitate choices. We coordinate and integrate all necessary advisory parties and disciplines in this process. The further elaboration after the sketch design is done step by step through a preliminary design phase and a final design phase. In this way, we work towards an increasingly detailed plan per phase, and the appearance is determined at the time of application for further technical elaboration.

3. TECHNICAL DESIGN DEVELOPMENT

Example of the technical design of a modern villa in a BIM model. BIM stands for Building Information Model. All technical drawings are generated from this model, which is also used to exchange data with design and construction team members.

In preparation for construction, the final design is technically elaborated so that it can serve as a contract document for the contractor. We provide the client with clear options regarding the materials and products to be selected. All finishes are determined and sampled in consultation to create a harmonious overall picture. We work out the plan in detail to reduce the risk of cost overruns. By selecting the contractor at an early stage and forming a construction team, the construction costs can be better controlled in relation to the budget and the risk of cost overruns is limited.

4. IMPLEMENTATION

After all the preparations, it is finally time for implementation. Step by step, the final home becomes visible.

During implementation, we ensure that the established and agreed design principles are correctly implemented and advise on any desired changes. Through good communication and agreements, we facilitate a pleasant and productive construction process in which all parties can work enthusiastically towards an optimal end result. Our activities during implementation vary per client. From complete peace of mind to the necessary aesthetic construction supervision when the client has an affinity with construction and is very involved. We adapt to the wishes of the client.
